Property tax amnesty scheme extended till February 28

The Municipal Corporation of Delhi (MCD) on Monday extended its property tax amnesty scheme Sumpattikar Niptaan Yojana (SUNIYO) till February 28, 2026, and urged property owners across the Capital to come forward and clear their long-pending dues as the late fee remains unchanged at 5 per cent.
Under SUNIYO, taxpayers are eligible for a complete waiver of property tax, interest and penalties for all years before 2020-21, provided they pay the principal tax for the current financial year (2025-26) and the previous five fiscals. According to Delhi Mayor Sardar Raja Iqbal Singh, more than 1.78 lakh property owners in Delhi have cleared long-pending tax dues by paying over Rs 1,032.91 crore under the Property Tax Amnesty Scheme 2025-26.
He urged eligible taxpayers to avail the benefits before the scheme window closes. Appealing to citizens, the Mayor said the Sampattikar Niptaan Yojana (SUNIYO) offers a one-time opportunity to settle outstanding property tax dues without paying any interest or penalty for periods before 2020-21.
The scheme has been extended up to February 28, 2026.
Under SUNIYO, a complete waiver of property tax arrears, along with accumulated interest and penalties till 2019-20, is granted if taxpayers pay only the principal property tax for the current financial year 2025-26 and the previous five years, from 2020-21 to 2024-25.
The Mayor clarified that the late fee remains unchanged at 5 per cent for the extended period. “We appeal to all property owners and occupiers to make full use of this golden opportunity and settle their outstanding property tax dues without incurring penalties or interest,” Raja Iqbal Singh said in a statement.
Providing details of the response to the scheme, the Mayor said that as of February 1, 2026, a total of 1,78,923 taxpayers had benefited from SUNIYO and deposited Rs 1,032.91 crore in property tax. Out of this, Rs 200.45 crore was collected from 1,28,802 residential properties, while Rs 832.45 crore came from 50,121 non-residential properties. A significant highlight of the scheme has been the participation of first-time taxpayers. According to the Mayor, 96,169 new taxpayers have paid property tax for the first time under SUNIYO, contributing Rs 367.26 crore to the overall collection. He said this reflects increased awareness and voluntary compliance among citizens.
The Mayor also pointed to a sharp rise in overall property tax collection during the current financial year. As of February 1, 2026, total property tax collection, including amounts received under SUNIYO, stood at Rs 2,828.49 crore from 12,62,977 taxpayers. This marks a substantial increase compared to Rs 1,908.06 crore collected from 10,43,804 taxpayers during the corresponding period earlier.
The figures indicate a 48.24 per cent increase in tax collection and a 20.99 per cent rise in the number of taxpayers, the Mayor said. He added that the improved performance highlights growing public trust and the effectiveness of the amnesty scheme.
For comparison, the Mayor noted that total property tax collection for the entire financial year 2024-25 was Rs 2,132.29 crore from 11,33,161 taxpayers, which is significantly lower than the amount already collected in the ongoing financial year.
The Mayor reiterated that SUNIYO has been designed to reduce litigation, ease the compliance burden on taxpayers, and improve revenue realisation without imposing additional penalties. He urged remaining eligible taxpayers to come forward and clear their dues before the extended deadline.
“With this scheme, we aim to create a culture of voluntary tax compliance while providing relief to citizens burdened by old dues,” Raja Iqbal Singh said, adding that the response so far has been encouraging and reflects active public participation.
