NBCC to execute Rs 480 crore Marine Eco City project in Kochi

In a significant boost to Kerala’s urban infrastructure, Chief Minister Pinarayi Vijayan on Thursday laid the foundation stone for the landmark ‘Marine Eco City’ project at Marine Drive, Kochi. The ambitious waterfront development is being executed by the Kerala State Housing Board (KSHB) in collaboration with NBCC (India) Limited, a Navratna CPSE, which will serve as the Project Management Consultant (PMC) on an EPC basis.
The ceremony, conducted via online mode, was attended by State Revenue and Housing Minister K Rajan, Rajya Sabha MP PP Suneer, and senior officials from both NBCC and KSHB. Conceived as a self-sustainable urban development model, the project is spread across 17.9 acres of prime land. It aims to monetise the valuable land parcel while creating a modern residential, commercial, and hospitality hub.
The project will be executed in three distinct phases. Phase I of the project, estimated to cost approximately Rs 480 crore, will be developed on 3.16 acres and features a landmark mixed-use tower comprising a lower ground floor, an upper ground floor, and 26 storeys.
The architectural layout designates the first to fifth floors for retail and office spaces, while the sixth floor is reserved for a dedicated clubhouse and recreational facilities. The residential component, spanning from the 7th to the 26th floors, will offer 152 premium apartments, consisting of 80 three-bedroom and 72 four-bedroom units.
The project has already secured critical statutory clearances, including CRZ and Environmental clearances, alongside a GRIHA pre-certification, underlining its eco-friendly credentials. The subsequent phases (II and III) will cover the remaining 14.74 acres. Phase II is set to introduce a 5-star hotel with 105 rooms and a convention centre to bolster Kochi’s tourism and business infrastructure. Phase III will see the construction of six residential towers providing an additional 952 apartments.
