DDA’s E Delhi hub project soon

The much-awaited and delayed project of Delhi Development Authority (DDA) — “Integrated Development of East Delhi Hub” — is finally going to start soon as the civic authority has assigned the project to National Building Construction Corporation (NBCC) on Thursday.

The much-awaited East Delhi Hub will be created on 30 hectares of land in Karkardooma for which NBCC and DDA had also signed a Memorandum of Understanding (MoU) on February 27.

“The Transit Oriented Development (TOD) plan was actually planned and is said to be a brain child of former and late Chief Minister of Delhi Sheila Dixit. Due to various reasons the project was delayed,” Congress leader Arvinder Singh Lovely said.

The estimated cost of development of Phase-I of this project is Rs 1,393 crore. This will be the first project to be developed in India on the basis of TOD norms, which are expected to be notified in the Gazette soon, an official said.

This TOD project is a mixed-use development in which the proportion of residential, commercial, civic amenities will be approximately dividend on 70 percentages, 20 percentages and 10 percentages. “While 15 per cent of the additional area will be developed for people coming under Economically Weaker Section (EWS),” said an official.

“Similarly, the total floor area (FAR) of residential, commercial, civic amenities and EWS will be 3.87 lakh sqm, 1.10 lakh sqm, 0.55 lakh sqm and 0.83 lakh sqm respectively. The plot, marked for the project, is located in a prominent place quite close to Anand Vihar ISBT and railway station. Additionally, the Pink and Violet lines of the Delhi Metro pass through the plot and two metro stations are located within the plot, making this layout easily accessible from various parts of Delhi. The area available for development of the project is about 25.47 hectares,” they added.

Further, according to the officials, the project will have around 4,526 residential units for the general category and 2,088 for the EWS. Phase-I of the project will be developed by the NBCC, including about 1,108 for the general category and 522 residential units, for the EWS along with civic amenities and infrastructure.

The project will accommodate two multi-story iconic towers with a height of 155 metres (approx.) of 47 floors. Phase-I of the project will be developed within a period of 42 months and the development of the external site and the infrastructure of the entire campus will be completed in a time period of 60 months. The approved TOD nodes of the project are being included in the revised list.

“The draft TOD policy has been circulated among the general public for comments/observations and the comments received from the general public for inclusion in the TOD policy are being scrutinised by the competent authority after which it will be notified in gazette,” the officials said.

The main idea behind the TOD is to develop an urban grid in and around metro stations providing the people better transportation to home and office. Besides, green lounge located in the centre, the Metro’s concourse level connectivity with commercial buildings, and skywalk connectivity to the cultural center, vehicle-free green public area, basement car parking, schools, dispensaries, library, cultural center, community hall, multipurpose hall with indoor sport facilities, convenient shopping stores, community place, reading room, creche are in the plan.
