Unregistered real estate agents cheating the people to the tune of thousands of rupees

A new game of cheating and fraud is going on continuously in Indore district including urban and rural tehsil area. In this game, fake property agents without registration in the RERA department of Madhya Pradesh government are cheating people by becoming real estate brokers in the name of showing land plots in good colonies and getting the deal of the plot done.

Citizens of Indore district and other citizens coming from outside districts are getting trapped in the clutches of these fake property broker agents and are falling prey to fraud and losing their hard earned money.

These fake agents keep roaming in different colonies throughout the day by forming groups of two people and also keep broadcasting advertisements of selling and buying their plots on social media. When these fake agents come in contact with the buyer, they take him into confidence in the name of getting a good plot in a good colony and then in connivance with the plot owner, they make the deal letter of the plot and take 51000 to one lakh rupees as token amount from the buyer immediately.

Then after a few days, they go to the buyer along with the plot owner to take 25% of the plot price and talk about making an agreement there with the lawyer, and when The plot owner, agent and buyer reach the lawyer to make the agreement and when the buyer agrees to pay 25% of the money at the time of agreement and when the buyer asks the plot owner and brokers where the original registry papers of the plot is and wants to see the original registry papers of the plot, then the plot owner and broker tell him that right now the original registry papers of the plot is mortgaged in the bank and is kept on  overdraft (OD), the brokers insist buyer to just give 25% of the money, and tell the buyer in a few days the registry will be free from the OD of the bank and they will register it on the name if buyer in district registry office Indore, Apart from this, the condition of giving 25% money is that the plot owner and broker tell the buyer that instead of depositing this money in the account of the plot owner, it should be deposited in the account of some other person who has no relation with the plot owner.

Many times the customer is aware and refuses to give 25% amount without seeing the registry and on mortgage plot and in the name of anyone other than the plot owner and later when the buyer gets information about the plot from the Nagar Parishad and Gram Panchayat, then he also comes to know that the plot which he got is not his own. The plot that the owner and broker are selling is half part of a large plot of the approved map of the colony by government and the construction map of house on half of the plot will not be passed by the local city council and village panchayat.

On getting this information, the plot buyer becomes alert and when he tells this to the plot owner and brokers that the house construction map cannot be passed on half the plot, then the plot owner and broker say that the map will be passed . You can buy half the plot and build a house and no one comes to see it.

When the aware buyer refuses to buy such a plot whose registry is mortgaged in the bank and overdraft and the house  map of half of a full plot cannot be passed and when the aware customer asks for the money back from the plot owner and brokers which he paid as token, then the plot owner says that you had given the money to the brokers and the brokers say that we have deposited the money in the account of the plot owner and after this when the plot owner is called, he does not pick up the phone and when the brokers are called there phones are swtched off, and thus the person buying the plot keeps getting troubled to get the amount back that is Rs 51,000 to Rs 1,00,000 which was given as token.

The citizens have demanded from the government and the administration that clear instructions should be issued to save the citizens from this type of fraud that any citizen who buys a plot should buy it only through a registered agent registered in the RERA department and apart from the registered agent broker, if any unregistered agent or broker in Indore district contacts the citizens to show the plot, then the district administration should take strict legal action against such brokers who are not registered in the RERA department of Madhya Pradesh government and are cheating people of Rs 51,000 to Rs 1,00,000 in the name of token and the citizens of Indore district and the citizens coming from outside should be saved from being cheated.
