New circle rates for property registration come into force

Following the direction of the State Government, new circle rates of properties have been enforced from Thursday with no change being effected in the maximum registration fee that remains fixed at `25,000.

As per rule, the land purchasers would have to pay two per cent as registration fee for a piece of land or plot amounting to `12.50 lakh. However, the maximum registration fee is `25,000. The circle rate has been fixed as based on width of roads in the state capital, said Dehradun district magistrate Ravinath Raman, adding that distance of the plot or land from the main road also counted.

“At some places, the circle rate has been reduced on account of distances from the road. This would help the common people. The district administration had released circle rate based on government order,” DM said.

On June 6, the cabinet had fixed the circle rate and later the government order was released. Five months ago, there was increase in circle rate at some places in the State capital. “The common people would get relief due to reduction in circle rate at some places,” he said.

As per rule, the land purchasers would pay two per cent as registration fee for a piece of land or plot worth Rs 12.50 lakh. However, the maximum registration fee is Rs 25, 000. This means that the big property dealers who purchase large plots or lands would be benefited as the amount they have to pay stands at `25, 000 as land registration fee.  

The circle rate was `25,500 per square metres from Prince Chowk to Rispana Bridge on Haridwar Road. As per new circle rate, `25,500 has been fixed from road to 50 metres but from 51 metres to 350 metres, the circle rate has been fixed `23,000. In additional, the same circle rate has been fixed in Nyu Cantt Road, Nyu Survey Road, EC Road, Hanuman Chowk, Moti Bazar, Dispensary Road, Subhash Road, Cross Road and Raja Road.

On Rajpur Road, circle rate was `24,000 from Mussoorie Bypass Sai Temple to Rajpur Road. In the new circle rate, `23,100 has been fixed from road to 50 metres. `18,500 have been fixed circle rate from 51 metres to 350 metres. This same circle rate has been fixed at Canel Road, Diversion Road, Malsi Deer Park to Kuthal Gate, Saharanpur Chowk to Bindal Bridge, Kalagarh Road, Kishannagar Chowk to Central School and Kalidas Road.

In both the category at Race Course, the new circle rate has been decreased from `24,000 to `23100. The same circle rate has been fixed at other places like Dalanwala, Municpal Road, Inder Road, Balbeer Road, Mohani Road, Circular Road, Shivam Vihar, Pleasant Valley, Aketa Avenue, Chandra lok Colony, Saket Colony, Indra Baba Marg and others. On Haridwar Road, the circle rate has been reduced from `21,000 to `18,000 from Jogiwala to Kuanwala upto 50 metres from road.

The rate has been reduced from `18,000 to `14,400 from 50 metres to 350 metres on the same place. On Turner Road, Subhash Road, Bel Road and others, the circle rate has been reduced from `21,000 to `18,000 upto 50 metres from the road. The circle rate has been reduced from `21,000 to `13,500 from 51 metres to 350 metres on the same place.
