DDA launches housing scheme with 25% discount

The Delhi Development Authority (DDA) has launched the Karmajeevi Awaas Yojana 2026, offering a flat 25 per cent discount on over 1,200 ready-to-move flats at Narela to both government employees and, for the first time, working professionals from the corporate, business, entrepreneurial, and professional sectors. The registration will open on July 24, and bookings commence on August 15 on a first-come, first-serve basis.

The scheme has been launched under the guidance of Lieutenant Governor Taranjit Singh Sandhu ahead of the 80th Independence Day. The 25 per cent discount, which until now was available only to government and PSU employees, has been extended to private sector employees and entrepreneurs for the first time under this scheme. The flats are located at Pocket 11, Sector A1-A4, Narela, and are available in 1 BHK, 2 BHK, and 3 BHK configurations. After the 25 per cent discount, the starting price for a 1 BHK is Rs 33.40 lakh, for a 2 BHK Rs 75.55 lakh, and for a 3 BHK Rs 1.065 crore.

All flats are offered on a freehold basis, meaning buyers receive complete ownership rights. There is no restriction on existing property ownership, so applicants who already own a residential property can also purchase under this scheme. Adjoining flats can also be amalgamated subject to DDA norms and approval. The entire booking process will be conducted online through the DDA Awaas Portal. Sample flats are available for inspection before purchase.

The Narela location is approximately 1.2 km from an upcoming metro station, 1.9 km from a proposed RRTS station, 2 km from the Narela Sports Complex, 5 km from an upcoming education hub, and 9.2 km from an upcoming integrated sports stadium. It is 500 metres from Urban Extension Road-I, 1.1 km from GT Karnal Road, and 6.15 km from UER-II. The project overlooks the Mamurpur Forest.

DDA said Narela Sub-city has been the dominant driver of its recent housing sales. In the first quarter of the current financial year, DDA sold 1,284 flats, generating revenue of over Rs 1,020 crore, of which Narela alone accounted for 1,153 flats, representing nearly 90 per cent of total sales.

The scheme builds on this established buyer interest in the area. The extension of the 25 per cent discount to corporate and private sector workers marks a significant policy shift in how DDA prices its housing for different categories of buyers. Previously, the discounted pricing under various DDA schemes was structured primarily as a benefit for government servants and public sector employees. The Karmajeevi Awaas Yojana recognises a different logic: that working professionals in the private sector, entrepreneurs, and those in corporate employment contribute equally to the economy and face similar homeownership challenges in an expensive city like Delhi.

For a first-time buyer in the private sector looking at Narela, a 1 BHK at Rs 33.40 lakh after the discount represents one of the more accessible entry points to freehold property ownership within Delhi’s boundaries currently available. The proximity to upcoming transit infrastructure, the established Narela Sports Complex, and the planned education hub add long-term value to the location beyond the immediate price advantage.
