With the amendments in ‘shop cum residential houses’ in 57 resettlement colonies in South Delhi building byelaws — on the behest of the Central Government — commercial activities have been allowed by the South Delhi Municipal Corporation up to fourth floors in posh localities like Green Park, Greater Kailash, Hauz Khas and Defense Colony.
According to an expert, “The cost of a 200 m plot is varying between Rs4 and Rs6 crore at present but it is likely to jump three-four times as commercial activities will be allowed on each floor now.”
Also, the SDMC announced that it will extend the facility in remaining parts before Municipal polls scheduled in 2017.
“For shop-sum-residential houses under Master Plan 2021 for buildings before 1962 in rehabilitation colonies and other residential areas under Standard Plan, we have given permission for increase in floor area ratio (FAR). By this, four storeys can be constructed whereas earlier it was allowed till two storeys only,” said Ashish Sood, leader of the House.
Nearly 16,000 property owners are likely to benefit with this move.
However, an increase in commercial activities in these areas is likely to add to the chaos already infamous for space crunch and parking woes.
“In the first phase Rajouri Garden shop-cum-residential complexes standard plan will be revised,” he added.
