Noida homebuyers' woes to end soon?

Even after clearance of the Okhla Bird Sanctuary radius issue, fate of over 50,000 homebuyers in Noida is in limbo due to delay in the possession of the housing projects. The residents living on temporary possession are also suffering due to lack of basic amenities and incomplete construction.

But their woes could come to an end as Chief Executive Officer of the Noida Authority Rama Raman on Wednesday assured the buyers of solving their issues with builders on a priority basis. The authority has formed a committee of eight officials to address buyers’ issues with builders.

The authority has started issuing legal notices to the builders over the buyers’ complaints. The authority warned Amrapali Sapphire developers issuing a notice listing 14 points asking the builder to comply within seven days. Residents living in different housing projects including Amrapali Sapphire on Wednesday called on Raman regarding their issues.

The Noida Authority CEO has appointed Additional CEO PK Aggrawal to communicate with builders regularly. Aggrawal said the authority has called a meeting with builder to solve these issues.

“The builders would have to complete basic facilities soon. Our first priority is to provide basic facilities to the residents living in the incomplete housing projects as they have complained that the firefighting equipment sprinklers and alarms are not functional and civil and electrical works in many towers are still incomplete. The residents are not getting water supply, sewerage passages, car parking and swimming pool inside the campus. However, regular inspection is being done along the construction sites with serving notices to the builders,” ACEO said.

“As the builder comply their promises along with UP apartment acts, the authority is ready to issue completion certificates with propagation of their deposits installments and remaining dues,” Aggrawal said.

As many as 24 builder projects are those in which 50,000-70,000 people are suffering to get registration of their flats due to delay in completion as the builders failed to deposit around Rs300-crore land dues of NOIDA. Without a competition certificate, which is mandatory before getting possestation of a flat, the buyers can not carry out the registration to transfer ownership from the builder to their name.

Noida Authority official said there are about 127 under construction housing projects in Noida out of which, 66 projects have not got completion certificates till April 20.

Abhishek Patni, a resident of Amrapali Sapphire said they are not getting basic facilities that were promised by the builder. “Whenever we protest over our issues, they make excuse of no funds but they have funds for launching new projects. Amrapali Sapphire had promised to deliverer possession in 2011 but it is yet incomplete in 2016. Now, we would have to face an additional 2 per cent stamp duty hike to register our flats,” Abhishek said.

last week, Indian limited-overs cricket captain Mahendra Singh Dhoni, who was the brand ambassador for the project, had severed ties with Amrapali Sapphire after the residents had raised their issues with trolling the company’s brand ambassador on Twitter. The buyers of Noida are also trolling Uttar Pradesh Chief Minster Akhilesh Yadav on Twitter to resolve their issue.
