After the Covid-19 impact in Gurugram, the demand for independent floors has increased in the city.

A report of Jones Lang Lasalle (JLL), a property consultant (India) private limited,  said the share of independent floors in the total housing units launched here in 2021 reached a whopping 74per cent.

According to its data, of the total 9,232 units launched in Gurugram in 2021, 6,850 were independent floors.

The desire for large living spaces and factors like work from home, hybrid culture, and e-schooling have aggravated the demand.

Notably, excellent metro connectivity, Delhi-Ajmer Expressway, Mehrauli-Gurugram Road and the upmarket Golf Course Road have made city's premium residential pocket DLF City Phase III one of the top picks of the affluent. "Since October 2020 we have launched a series of premium independent floors across DLF City in Gurugram and have received a phenomenal response from the market.  We also assured provision of civic amenities such as water, electricity, sewage system, walkways, and much more in residential developments," said Aakash Ohri, Group Executive Director & Chief Business Officer, DLF Home Developers Ltd.

Furthermore, the area offers residents an impressive array of wellness, entertainment, and leisure amenities in the form of Cyber Hub, and access to DLF City Club and also connected to Delhi via NH-48 and MG Road and direct access to Faridabad and Indira Gandhi International Airport along with commercial hubs such as Cyber City and Udyog Vihar.

As per JLL, demand for independent floors is set to grow and the number is expected to cross  10k mark this year. The residential corridors in Gurugram, where independent floors have been launched in last two years, include Golf Course Extension Road, Dwarka Expressway (Sector 37D), New Gurgaon (Sector 81, 89, 92), Sector 73, DLF City Phase II, III and IV and Sohna.

"The popularity of Independent floors has so much to do with shorter project turnaround time, privacy and bigger spaces. This is becoming a trend,  investing in robust infrastructure, connectivity to prime locations of city," said Shashank Vashishtha, Executive Director, eXp India.
