DDA all set to draw up sub-regional plan

In order to boost the development of the NCR region, the Delhi Development Authority (DDA) on Thursday decided to prepare a sub-regional plan, which in consultation with other adjoining States, will review inter-State connectivity issues and many others.

The Authority has also suggested appointing a high-level group constituted by the Delhi Government. “The group will ensure implementation of policies of the Regional Plan and ensure timely preparation of the sub-regional plan,” said DDA Advisor (PR), Neemo Dhar.

In the meeting chaired by lieutenant Governor Najeeb Jung, it was decided that the Delhi Government would review perspective plans for physical and social infrastructure prepared by concerned authorities and provide as Annexures to Master Plan for Delhi for better coordination and augmentation of services.

In another decision that would benefit scores of flat owners in Delhi, the DDA passed a proposal for allowing ground coverage of 40 per cent to develop low-rise houses. This will allow owners to raise additional floors.

While it ruled out an increase in Floor Area Ratio (FAR) in the redevelopment of lutyens’ Bungalow Zone, Civil line bungalow area and monument zones, the Authority passed the proposal of letting out an additional FAR of 50 per cent. Meanwhile, it added that the number of houses must increase in the same proportion to the FAR. The Authority also decided that an increase in FAR for two-storey buildings housed on plots owned before 1962 would be treated as residential plots. In case of any reconstruction in those existing buildings, stakeholders would have to seek a No Objection Certificate (NOC) for sub-division into two equal plots for sanction of building plans. “Incentive FAR will be applicable only in case the total redevelopment scheme is submitted by RWA,” informed Dhar. While redevelopment schemes received the nod for an overall FAR of 50 per cent over and above the existing permissible FAR for individual plots, subject to maximum of 400, shall be permissible.

“In addition it was proposed to the Authority that in case of residential premises wherever dwelling units are proposed, the number of dwelling units would increase in analogous proportion to the FAR,” added an official. Also, the Authority has decided to allot additional land to petrol pumps for CNG Booster Pumping Station.
