3,000 flat owners heave sigh of relief in Noida as project completion certificate just one week away

After a long wait for fresh notification to define radius around the Okhla Bird Sanctuary, thousands of buyers who had booked flats in Noida’s Sector-74 Supertech Cape Town project will soon be able to move to their new homes. Noida Authority on Friday approved the application filed by the builder and the completion certificate will be issued next week. Over 3,000 flats owners will benefit from the move.

However, the Authority has denied issuing extra FAR (Floor Area Ratio) to the builder, for which the builder had applied as well. Deputy registrar Noida Sushil Kumar Singh said the buyers can now undergo registry process to take possession of their flats by paying stamps duty tax.

An authority official further said the builder has developed 34 towers at over 50 acres, constructing a total 3818 flats of 2/3/4 BHK. Official said the builder had applied to get completion approval on August 8 this year completing all formalities including clearance of safety measures from fire department, lift standard and building structure norms.

“We had asked objection from buyers by issuing a public notice before issuing completion certificate to the builder. A total of 27 buyers had objected who were later satisfied by the builder. Authority then accepted its completion application to proceed further process,” an Authority official said.

Chief Architect Planner of Noida Authority SC Gaur said the developer has complied with all formalities asked by the authority after which, the Authority decided to issue completion certificates next week. “NOIDA’s Chief Executive Officer (CEO) Rama Raman has approved the completion files and the files will be tabled before final committee on Monday for re-examining. We hope to issue completion certificates to builder any day in the next week.”

“The road and drainage have been constructed around the project keeping in view basic facilities for the buyers. Development work will be continued in the area,” he added.
