Haranandipuram Scheme advances as GDA secures farmers’ consent

Pioneer News Service

The Ghaziabad Development Authority’s (GDA) ambitious Haranandipuram Residential Scheme is making significant progress towards planned urban development.  The scheme, proposed over an area of approximately 501 hectares, has achieved considerable success in the process of procuring land through mutual consent with farmers.

So far, sale deeds for 202.3455 hectares of land, equivalent to approximately 500 acres, have been executed in favour of the Authority. In addition, farmers’ consent has been obtained for approximately 100 hectares of additional land, and the process of executing the corresponding sale deeds is underway.  The layout plan for Phase I of the scheme has been approved by the Hon’ble Authority Board, and an application for registration with the Real Estate Regulatory Authority (RERA) has also been submitted.

The Authority is preparing to launch Phase I for the public as soon as RERA registration is obtained. The scheme will offer citizens a range of options, including planned residential plots, commercial sites and group housing, enabling them to meet their housing needs and investment objectives.

The Haranandipuram Scheme is an important initiative aimed at giving a well-planned structure to Ghaziabad’s future urban expansion. The objective is not merely to develop a residential area but to create a modern urban environment that ensures balanced development of housing, commercial activities, infrastructure and green spaces. The scheme envisages the development of planned roads, parks, community facilities and other essential urban infrastructure to provide future residents with a better quality of life and a well-equipped living environment.

The participation of farmers in the land procurement process is one of the key features of the scheme. Instead of resorting to land acquisition, the Authority is proceeding with land purchases based on mutual consent.

So far, sale deeds have been executed for land equivalent to approximately 42 per cent of the proposed area. Meanwhile, obtaining consent for an additional 100 hectares provides a positive foundation for the further development of the scheme. Once the relevant sale deeds are executed, the land available with the Authority for development will increase further, facilitating progress in the planning process for subsequent phases.

The approval of the Phase I layout plan and the ongoing RERA registration process are important milestones in taking the scheme towards implementation.

The Authority is making efforts to complete all necessary statutory formalities and make Phase I available to the public at the earliest. Subsequent phases will be taken forward in accordance with land availability and the approved planning framework. The development of the Haranandipuram Scheme is expected to provide citizens with planned residential options while also boosting commercial activities, employment opportunities and economic growth in the region.

Developed in a systematic and planned manner, the area has the potential to give a new direction to Ghaziabad’s expansion and play a significant role in meeting its future housing requirements.

The Ghaziabad Development Authority aims to continue procuring land with the cooperation of farmers and develop the Haranandipuram Scheme in a phased manner, providing citizens with a well-planned residential and commercial environment equipped with modern urban amenities.
