The city’s real estate market is witnessing unprecedented growth, powered by expanding expressway infrastructure and upcoming metro connectivity. Key projects including the Dwarka Expressway, Sohna Elevated Road, Delhi-Mumbai Expressway, Southern Peripheral Road (SPR), Golf Course Extension Road, and the proposed metro link between New Gurugram and Old Gurugram are driving both residential demand and capital appreciation.
These high-speed transport corridors have become focal points for premium and luxury housing, reshaping buyer preferences and market dynamics. Developers are increasingly aligning projects with the promise of enhanced connectivity, sparking fresh investor interest across emerging micro-markets.
The Dwarka Expressway has emerged as a real estate hotspot due to its proximity to IGI Airport and seamless access to Delhi and New Gurugram. According to a report housing prices along the corridor have risen from about `4,000 per sqft in 2010 to nearly `22,000–`23,000 per sqft in 2024 — a rise of around `18,000 per sqft over 14 years. In the last five years alone, average apartment prices on the expressway have surged 153 per cent, currently pegged at about `14,342 per sqft.
“Dwarka Expressway
is firmly establishing Gurugram as a prominent real estate hub in Delhi NCR. Its future-ready infrastructure and connectivity are key drivers of capital appreciation and rising demand for premium homes,” said Sudeep Bhatt, Director of Strategy, Whiteland Corporation.
Amidst the surge, developers are unveiling high-end residential projects. BPTP has launched GAIA Residences at Amstoria 102 — the first glass-façade residential project along the Dwarka Expressway. “Gurugram has moved beyond location-led growth to become a hub for integrated, future-ready living,” said Harinder Dhillon, National Sales Head at BPTP. Similarly, Conscient Infrastructure Pvt Ltd has introduced Elaira Residences in Sector 80, spread across 5.5 acres with 536 luxury apartments. Phase 1 offers 268 units, priced from `14,500 per sqft (BSP). “Today’s luxury homebuyer seeks more than just a prestigious address.
The demand now includes smart home integrations, wellness amenities, and sustainable design, all within a connected ecosystem,” said Mohit Agarwal, Business Head at Conscient. The proposed metro extension from New Gurugram to Old Gurugram is also expected to revive property values in traditional residential sectors such as 4, 5, 9, 34, and 37.
“As Gurugram evolves into a smart and connected city, its real estate market is maturing in line with global standards. From branded luxury residences and smart communities to expressway-linked developments, the city is fast becoming the most aspirational residential address in the NCR region,” said Aman Pahuja, a Gurugram-based real estate consultant.
