The CREDAI credibility

Anil Kumar Sharma, president of CREDAI-NCR and CMD of Amrapali Group, considers Noida and Greater Noida the best destinations for investment. He says both these areas have a high potential for development and growth

What’s your take on the expulsion of big players from CREDAI recentlyIJ

All real estate companies should join hands in the interest of the buyers who have shown faith in us so far. The Confederation of Real Estate Developers’ Association of India (CREDAI) has come up with a ‘code of conduct’ for its real estate members which will ensure fair and transparent deals with the customers. Apart from other provisions, the code has envisaged a grievance cell, where a consumer can complain about any problems in dealing with a real estate developer.

The developers will have to furnish their customers with all details, including the status of clearances such as building-plan approvals and environmental certificates. Members who don’t adhere to the code of conduct will be expelled from CREDAI. The code will ensure clear and marketable property titles, transparency in information sharing with the customers, standardisation of built-up areas and presentation of proper plans of a project.

I am sure CREDAI will win over the trust of buyers. It will ensure that developers believe in customer satisfaction rather than earning money.

What are the challenges faced by CREDAI todayIJ

Our aim is to resolve all problems so we developers can effectively plan our role in housing missions planned by the government. The government alone will not be able to meet this challenge without the help of developers. There are many ways to do this, for example by making land available at an affordable rate for developers so they can build affordable homes. Reforms on taxation, administration and banking are also important. Real estate developers in the country are finding themselves at the end of their wits, as they see no solution any time soon for the many administrative, tax and regulatory problems. The talk of affordable housing is meaningless if the authorities continue to neglect these issues, which are the main reasons for high real estate prices. These demands comprise speedy clearances for development proposals and uniformity on taxation.

How have you established CREDAI in the NCRIJ

The presence of CREDAI on a pan-India level is under the leadership of president lalit Kumar Jain, where CREDAI-NCR is the association of nearly 100 leading real estate developers all across Delhi-NCR. Its primary role is to act as an interface between developers and government bodies.
