The Ghaziabad Development Authority (GDA) has waived Rs 3.70 crore levy on Hajj house at Ghaziabad. The authority in its 138th board meeting passed eight resolutions including the waiver of levy on the Haj house.
Talking to the media persons the GDA Vice Chairman Santosh Kumar Yadav said that the Hajj house which is being constructed at Ghaziabad by Uttar Pradesh State Haj Committee has been granted a relief on the levies of the authority.
Earlier in 2005, the levy on conversion of land use and approval of map was waived off. But the Hajj committee has again applied for the improvement in the existing map. The total sum of rupees on both -original map approval and amended map approval again along with conversion charges has been estimated to Rs 3.70 crore.
The land use conversion charges at Rs 3.25 crore and about Rs 35 lakh on map approval and by adding certain procedural charges including inspection charges that total comes to Rs 3.70 crore have been waived off. Other proposals which the GDA board passed included the setting up of a park on forest land. About Rs 10 crore would be invested on it. The proposal was passed on the condition of getting clearance from the municipal corporation.
The board also passed a proposal of enhancing the free hold charges on prevailing rates. Earlier the property was made free hold after paying full levy on original price which was very meagre. So the GDA was incurring loss over them. That is why the authority has updated the rule by paying the rent on current rates if applicant wants to make his property free hold.
The GDA included certain harsh conditions for the bidders in the recently introduced two bid system. The board further updated the increase in the interest rate on the levies on developers one percent over to HUDCO rates that has come to 19.75 percent instead of 15.75 percent applicable till now.
