Developers in NCR bet big on Navratri

Real estate developers in Delhi-NCR region are offering interesting schemes and freebies to woo buyers during the navratras starting Monday,  as the festival is considered to be one of the most auspicious days of the year and people plan to invest in real estate projects.

Developers like Gaursons, Amrapali , Ajnara India ltd, Unnati Fortune Group and Prateek Group have offered a slew of freebies on their projects. Real estate developers are offering lCD television, microwave ovens, gold coins and discounted schemes.

Realty firm Gaursons is offering two attractive payment plans in Gaur Properties. “In Gaur City we are offering  a scheme  where buyer will pay 15 per cent at time of booking and rest 85 per cent at time of possession and in the second option which is 40:30:30  in which buyer can pay 40 per cent  now, 30 per cent after 6 months and the rest on possession,” Gaursons India ltd  MD,Manoj Gaur, told The Pioneer.

However, experts say as inventories of most of the realty firms are up,they are under great pressure to attract customers. Thus, they happily offer you good offers, especially in this festive season

Unnati Fortune Group CMD Anil Mitha said “ We generally find that during this time of the year, the atmosphere and mood of the public is positive and outlook is happy. To enhance their experience, we are offering free of cost club membership and special freebies like free parking facility and power backup to our customers on booking a flat in our exclusive project

“The cost of special offers and freebies in offer lays between 4.5-5 lakh, which is all complementary for our customers this Navratri festival”, he added.NCR-based Avalon Group has lined up several innovative offers to make it a very special and auspicious festival season for its customers.

Avalon is offering customers a 32”lCD television at the time of possession of its flats on new bookings made during the offer season customers can avail a discount for the same amount. The offer is valid only on bookings in the Navaratra season.

According to property consultants, this year the new launches were double the number of last year’s Navratri launches, when the property market was in a bad shape.

As buyers become more price sensitive, developers are also offering to ease the financial burden of their customers. IlD Group is offering cash discounts from Rs 30,000 to Rs 1 lakh on its various projects in Gurgaon. last season, the developer offered free international tours on booking of a flat-this year too, the group is offering holiday and travel packages to various locations in European and Asian countries to its customers.

Many experts say that most of the freebies are to be had more in the luxury segment, as there is more supply than demand. Such freebies hardly work for the mid and affordable segments, where buyers are more price sensitive. In these segments, buyers are not interested in freebies but cash discounts-so, only those projects are selling that are priced right, the experts say.

During Navaratra, a large number of people book their flats or floors for investment purpose. Investment advisors suggest that, if possible, one should buy another house before retirement.
