Consequent upon revision of benchmark value of land in respect of different Mouzas under the Bhubaneswar tehsil by the Disaster Management Department with effect from May 10, 2016, the GA Department has revised the premium of Government land within the limits of Bhubaneswar Municipal Corporation (BMC).
The land premium is now at par with the bench mark value adopted by District Sub-Registrar, Bhubaneswar and Khandagiri with effect from September 7, 2016. This was ascertained after a RTI application to the GA Department by activist Pradip Pradhan.
While the land premium for residential land in Aiginia was Rs 290 lakh per acre, it was Rs 425 lakh for per acre of commercial land and Rs 200 lakh per acre for agricultural land. In Ashok Nagar residential land was Rs 1031 lakh per acre and commercial land 1,311 lakh per acre.
Similarly, residential land cost in Badagada was Rs 250 lakh and in Banguary it was Rs 200 lakh per acre. In Bapuji Nagar residential land cost Rs 1275 lakh and Rs 1,550 lakh per acre of commercial land, Baramunda Rs 840 lakh for residential, Rs 940 lakh for commercial and Rs 820 lakh for agricultural land.
In Begunia residential land cost was Rs 300 lakh and Rs 160 lakh for agricultural land, in Bhaganpur Rs 165 lakh for residential, Rs 220 lakh for commercial and Rs 140 lakh for agricultural land and Rs 260 lakh for residential land in Bharatpur. In Bhimpur it was Rs 350 lakh for residential and Rs 575 lakh for commercial land, in Bhoi Nagar Rs 1,020 for residential and Rs 1,110 for commercial land, in Bhouma Nagar Rs 1,020 lakh for residential, Rs 810 lakh for commercial, in Bhubaneswar Sahar Rs 456lakh for residential , Rs 696 lakh for commercial.
Similarly, in BJB Nagar Rs 770 lakh for residential and Rs 1,012 lakh for commercial, Bomikhal Rs 650 lakh for residential and Rs 1,000 lakh for commercial, Chandrasekharpur Rs 800 lakh for residential, Rs 1,250 for commercial and Rs 600 lakh for agricultural land, in Damana residential land cost was Rs 700 lakh per acre, in Dumduma Rs 300 lakh for residential, Rs 400 lakh for commercial, in Gada Gopinathprasad Rs 600 lakh for residential and Rs 950 for commercial land per acre.
In Gadakana Rs 450 lakh for residential and Rs 800 lakh for commercial, in Ganga Nagar Rs 910 lakh for residential, Rs 910 for commercial, in Ghatikia Rs 209 lakh for residential and Rs 209 lakh for commercial, in Gopabandhu Nagar Rs 1,040 lakh for residential, Rs 1,310 for commercial, Goutam Nagar Rs 900 lakh for residential and Rs 1,123 lakh for commercial , Govind Prasad Rs 700 lakh, Haridaspur Rs 200 lakh for residential, Rs 150 lakh for commercial, in Haripur Patna Rs 191 lakh for residential as well as commercial land.
In Jadupur Rs 270 lakh per acre for residential land, in Jagamara Rs 460 lakh for residential and Rs 540 lakh for commercial, in Jaydev Vihar Rs 1,440 lakh for residential, and Rs 1,650 lakh for commercial, in Jeypur Rs 250 lakh for residential and Rs 270 lakh for commercial, in Jharpada Rs 600 lakh for residential and Rs 700 lakh for commercial land, in Johala Rs 150 lakh for residential and Rs 250 lakh, while in Jokalandi residential land cost was Rs 600 lakh per acre it was Rs 295 lakh in Kapileshwar.
In Kapilprasad it was Rs 280 lakh for residential land and Rs 403 lakh for commercial, in Keshari Nagar Rs 1,150 lakh for residential land, in Kharvel Nagar Rs 1,444 lakh for residential and Rs 2,530 lakh for commercial, in laxmi Sagar-1 Rs 800 lakh for residential and Rs 1,104 for commercial, laxmi Sagar-11 Rs 700 lakh for residential and Rs 840 lakh for commercial land, in Madhusudan Nagar Rs 1,007 lakh for residential, in Mancheswar Rs 600 lakh for residential , in Meherpali Rs 300 lakh for residential , in Naharakanta Rs 300 lakh for residential and Rs 500 lakh per acre for commercial, in Nakhara Rs 260 lakh for residential, Rs 310 lakh for commercial, in Nilakntha Nagar Rs 1,250 lakh for residential land, in Nuagaon Rs 170 lakh for residential , Rs 150 lakh for commercial and Rs 100 lakh for agricultural land. In Pahala, the land premium was Rs 200 lakh for residential and Rs 300 lakh for commercial land per acre.
