Real estate market on the rise: Bhopal offers big gains

Published on:

With the Global Investors Summit igniting a million hopes, the state capital seems to be gearing up for a real estate jackpot that could see investors laughing all the way to the bank.

According to real estate analytics firm PropEquity, housing sales in the city grew by 10 per cent in 2024. Market watchers attribute a fair chunk of this rise to the development of new roads on the city's outskirts, which have started attracting buyers.

They underline that these figures are limited to housing units alone and that the actual growth in overall market size could be much larger.

Realty in Bhopal is mainly segregated into industrial, agricultural, commercial, and residential acreage. These segments are further divided between developers and private users in both the formal and informal sectors.

Going by trends over the last few years, residential and commercial projects have acquired large tracts of agricultural land after the administration showed its willingness to alter land use to accommodate a rapidly increasing population, which stood at over three million at the last count.

Those in the business say that buyers, especially those entering the real estate market for the first time, choose to settle along developing infrastructure projects in an attempt to reap dividends from fast-rising demand and price escalations in these areas.

Over the last couple of years, a massive surge in prices has been recorded along several bypass projects in the city. Though residential developments are yet to materialise in most of these places, pre-development booking of profits has continued for investors looking for first-in, first-out advantages.

The city administration has also emerged as a key driver, with plans for redevelopment and re-densification in several neighbourhoods that are likely to grow vertically over the next few years.

While prices in the more sought-after neighbourhoods in both the old and new parts of the city may have spiralled out of reach for the average city dweller, the fresh enclaves around new roads and other infrastructure projects could prove to be the best bet for them. For the less adventurous, vertical growth in well-known neighbourhoods remains the safest option, as it offers the right address, keeps travel times minimal, guarantees proximity to amenities, and comes at a fraction of the cost one would otherwise have to shell out in these areas.

The rise in prices is also noticeable in the commercial and agricultural real estate segments, where prices have multiplied several times since infrastructure development became the norm in the city. Property broker Soheb Khan, who has been operating in the city's suburbs along the Airport and Narsinghgarh roads for the last 25 years, says, "Despite all the growth, property in Bhopal remains the penny stock of the real estate business, as it continues to offer amazing growth at relatively low capital investments."
