Tenants will not be able to take illegal possession of the house in Madhya Pradesh. The landlord will also not be able to harass the tenant. For this, the Madhya Pradesh government will present the Madhya Pradesh Tenancy Act in the monsoon session of the Legislative Assembly. After its implementation, landlords will not be able to keep tenants without a contract.

In Madhya Pradesh, the government is going to implement the Tenancy Act to end the dispute between the landlord and the tenant. After this, the landlord will be able to keep tenants only after agreement.  Under this, the Rent Tribunal will be formed in which the Rent Authority will be appointed. The landlord has to give the tenant's information to the rent authority within two months. After this, the tenant will have to vacate the house after the stipulated period. Failure to do so will result in eviction action after hearing the complaint. In this, the landlord will also not harass the tenant unnecessarily. At the same time, action will be taken against the landlord for stopping essential services.

The central government had given guidelines to all the states to make legal provisions for the protection of the rights of the landlord and the tenant. The Urban Development and Housing Department has prepared the draft of the new Madhya Pradesh Tenancy Act.

Accordingly, a Rent Tribunal will be formed who will have to be informed about the contract with the tenant within two months. The hearing of the complaint between the landlord and the tenant will also take place in the Rent Tribunal. The landlord can take an advance of two months for the house and six months for the non-residential plot. The contract will either be adjusted or refunded at the time of termination.

The tenant will have to vacate the house or plot after the period of the contract. In case of war, flood, drought, storm, earthquake or any other natural calamity, the tenant will not be vacated even after the expiry of the period but he will have to pay the rent as per the contract. In the event of the death of the tenant, his heir will have the right to live but he will also have to abide by the contract.

The rented house shall not be given on rent to any other person without the consent of the landlord. A sub-tenant can be retained with the consent of both. This information will also have to be given to the rent authority. If you do not vacate the house after the expiry of the rent contract, you will have to pay double the monthly rent for the first two months and then four times the monthly rent.

The tenant of the landlord will not have the right to enter the house after renting out the house. At least 24 hour’s notice must be given to enter for repair, inspection or any other work. No service related to water, electricity, sanitation, security can be stopped to harass the tenant. In such a case, the Rent Authority will investigate the complaint and take action to restore the services.

The Collector or Additional Collector will be appointed as the head of Rent Tribunal in the district. It will resolve the complaint in 60 days. They will also have the right to get possession or attachment for recovery. The landlord will have to paint, paint the doors and windows, repair the pipeline if necessary,
